Title agencies run on data spread across production systems, accounting, CRM, and spreadsheets. On Episode 118 of the Title Agents Podcast, host Mo Choumil asked Entrinsik CEO Brad Leupen what it takes to put that data to work, and where AI fits.
Start with one win
The most common mistake, according to Brad, is trying to boil the ocean. Agencies decide they need a big data warehouse before they can be data-driven, then spend months trying to make it work. Brad’s advice is to prioritize use cases that move the needle and that you can reach with the data you have, then “just start stacking wins from that.”
Brad also named a gap most agencies will recognize:
Sometimes that source of truth isn’t anywhere. It’s in a spreadsheet on your network that only a couple of people know how to update.

For KPIs, Brad pointed to referrals, order turnaround time, and the average time to complete key tasks. What matters is direction:
It’s not only just about looking at the numbers at any moment in time, but how are they changing?
Make AI show its work
On trust, Brad’s answer is transparency:
Almost always the answer to how do I trust this number is you’ve got to be able to find out how did the AI get that number.
Pairing AI with business intelligence lets you see the queries behind an answer and check them yourself. The same discipline protects PII: deciding on purpose what data AI can see, and for which users.
